BUYING A HOME

It is widely regarded that real estate acquisition(s) are typically our largest financial investment. In order to achieve the greatest value in the market, hiring a REALTOR should be an option all prospective Buyers should explore. As a full time professional I ensure to be available to my clients throughout the entire process from start to finish. With the many complexities involved in purchasing real estate, it is essential to put a good team of experienced professionals in your corner. I pride myself on offering a full service real estate experience to all my clients making sure that all aspects of the buying process are covered. 

STEP ONE - Mortgage Pre-Approval

Often overlooked, potential home buyers will begin the home search process before establishing a property budget for what they are able to afford on a monthly basis. Meeting with a mortgage specialist is an important first step in order to better prepare you and your REALTOR during the house hunt. There is no sense in looking at homes that you are unable to afford. 


STEP TWO - Where to Look


What neighbourhoods are you interested in? 
What amenities do you require near your home? 

Based on the pre-approval amount you have been qualified for, you will now be able to determine what properties are affordable in the desired neighbourhoods. 



STEP THREE - Determining Needs vs. Wants


It would be nice to check all the boxes on your wish list, but sometimes when purchasing a home within your budget sacrifices may have to be made. Determine what is absolutely a must for your next property to have and together we can search out suitable properties that will offer all you need, and even some of the wants.

STEP FOUR - Viewing Property


Now the fun begins where we get to go out there and explore what the market has to offer in your preferred budget price range. Between open houses and private showings it will be important to see everything that fits your budget, needs list, and even some items on the WISH list. 


STEP FIVE - Offering on a Property


Once we have searched and located a suitable property, it is time to put together the legal documentation referred to as "Agreement of Purchase and Sale". As your representing REALTOR, I will provide you with the current market statistics as to determine the right price to achieve in purchasing a certain property. Often it is encouraged to insert additional terms and conditions on top of the standard "Agreement of Purchase and Sale" in order for you to ensure the eligibility of obtaining a mortgage on a certain property, along with having the opportunity to fully inspect the home in detail with a professionally licensed Home Inspector. 


STEP SIX - Closing the Transaction


Once you and the Seller have agreed on all aspects of the purchase of that particular property, it is time to get prepared for the big moving day. In order for the property to close and have your name transferred on to the Title of that property, you will need to hire the services of a real estate lawyer to prepare all necessary legal documentation. On the day of completion, you will be handed the keys to your new home as you begin this next exciting step in your life.


    



SELLING A HOME

The task of selling a home can seem extremely stressful and daunting, but as your full time Sales Representative I will be there to make this transaction a positive outcome. There are many reasons why someone may need to sell their house and my listing services ensure that your real estate investment yields the highest return in a very timely manner. 

STEP ONE - Market Knowledge

Providing expert knowledge on the fast paced continually changing real estate market is essential when listing a property for sale. Advice from a competent professional can make the difference in obtaining your financial goals within the intended time schedule.

STEP TWO - Home Preparation 

It is very important to prepare your home before it is exposed to the open market. Items on the home preparation list will include;

- minor/major renovations & improvements (interior & exterior). 
- decluttering personal belongings 
- cleaning
- staging

These items are all essential to produce a top dollar successful transaction.

STEP THREE - Pricing Strategy

Pricing your property to the correct market trend will be essential in obtaining successful results. The goal is to generate a demand for your property in order to produce a top dollar sale price. 

STEP FOUR - Promotion & Marketing

My marketing expertise paired with Royal LePage's national reach allows me to advertise your listing to a very broad audience. The goal is to expose your property, both in online and print advertising, creating a high demand from prospective buyers.
